The new owner checklist.
Whether you’re preparing to move, getting settled in, or welcoming new tenants, use the below list to ensure everything gets off on the right foot.
What is an Owners Corporation?
An Owners Corporation (OC) is created when the plans for a ‘multi-dwelling’ development are lodged. Most commonly, this will be plans for an apartment building, but it can also be townhouse developments, housing communities/estates, and commercial buildings such as offices or warehouses.
Owners Corporation Levies.
Levies are the fees which all members of an OC (lot owners) are legally obliged to pay. Levies cover all the operational and administrative costs of the OC.


Owners Corporation Insurance.
OC insurance covers the building, all permanent fixtures, and the common property. A common analogy is that if you take your apartment and shake it, the things that will not move will generally be covered by the OC insurance.
Owners Corporation Rules.
All OCs and their members are bound by the ‘Model Rules’, and some will also have their own, tailored ‘Registered Rules’ lodged with the Plan of Subdivision.
Rules can include restrictions on how common property is used, the external appearance of lots and the behaviour of residents.

Access Devices (Keys & Fobs)
Access devices may include keys, fobs and remotes. If you require additional or replacement devices, either for yourself or your tenants, they can be ordered online via our access partner, Keyzee.
Your contact details.
Timely delivery of information is important.
Please supply us with up-to-date contact information, including your mailing address, contact number and email address.
You can choose to receive your levies and correspondence by email or post. We recommend email as it is instant, saves your OC money, and reduces the use of paper.
By providing your mobile number, we will be able to contact you in the event of property emergencies.
Your details can be updated via the My Property portal, or by submitting our Update Details form
My Property Portal.
My Property is an online portal which gives you 24/7 access to a range of important and useful information about your Owners Corporation.
The Annual General Meeting.
The Annual General Meeting (AGM) is aimed at – and important for – every owner at a property. It is the key date on the OC calendar, and an important forum for both communication among owners and decision making.
Your Owners Corporation Committee.
Your Committee is a group of fellow owners (typically up to seven) who have been elected to manage the Owners Corporation. Most decisions are made by your Committee.
We at The Knight have been appointed to support them and help facilitate their decisions. We do not make decisions ourselves.
If you would like to be involved, you can nominate to join the committee at your Annual General Meeting.
Property Defects.
For all newly built properties there is a ‘defects liability period’ during which the builder is responsible for addressing any defects that arise.
The sooner you report a defect, the greater the chances of rectification.
There are two types of defects to understand: common property defects, and private property defects.
Your Management Team.
Your Management Team consists of an Owners Corporation Manager, Owners Corporation Associate Manager and Owners Corporation Accountant.
They are all assisted by our extensive Client Support Team.
